When to Get a Radon Gas Inspection: An Interview with Chad Sayers of Smart Start Home Inspections

Tell us a little bit about your company and the services you offer.

My company, Smart Start Home Inspections, is a licensed and insured home inspection company. I am an ASHI member, Asbestos certified, Radon Certified, and WDI certified. In addition to home inspections, I offer a complementary WDI Inspection (Wood Destroying Insects, which include Termites, Carpenter Bees, Carpenter Ants and Beetles) and lead test in two of the rooms if the house was built before 1978. Some inspectors charge for these extra services, but since I'm already on site, I offer these services as part of my inspection. Radon Testing and water testing is additional fee.

What is Radon?

Radon is an inert gas broken down uranium in the soil and bedrock. It moves into your basement and or house through cracks and pours from your foundation and slab.

Why is it important to have your house checked for Radon?

Radon is the number one cause of lung cancer in non-smokers and young children and the elderly are more susceptible to radon gas, especially if they sleep or spend lots of time in the basement.

Most common ways for Radon to enter your home.

Radon can enter your home through the foundation, slab, drainage, water supply lines, water, sump pumps, sanitary grinders.

How does an inspector detect a Radon leak?

Every house and or basement has some level of Radon. The only way to see if what the levels are is by testing. I use 2, 4" charcoal canisters side by side for the most accurate results. The test takes between 2 and 5 days. The EPA accepts no more than 4 pCi/L per the national average is 1.5 pCi/L.

Is there anything homeowners can do to help prevent problems with Radon gas?

The only way to deal with Radon is to have it tested to see what the levels are and if the levels are high (4 pCi/L or higher) is to contact a reputable company to install a system to mitigate the Radon gas.
