Why Should You Appraise Your Home: An Interview with Frank Rossback of Nassau Suffolk Appraisals

Tell us a little bit about your company and its foundation.

I started my company in 1981. I went to work for other appraisal companies to get experience in all types of appraisals. Residential, industrial and commercial. In the early 90's I opened an office in Farmingdale, NY. I had two appraiser associates. I traveled all over including Manhattan, Brooklyn, Queens, Nassau, Suffolk, Westchester and Putnam Counties in New York and Parts of New Jersey.

I appraised single family homes, 2-4 family homes, cemeteries, gas stations, shopping centers, strip malls and various income producing properties. In the late 90's a friend convinced me to open an additional office in Floral Park, NY. I had an appointment secretary, a office manager, a review appraiser and on and off 3 or 4 appraiser associates. We did appraisals for banks and mortgage companies as well as private work. In the early 2000's I sold that business to one of the appraisers while still doing appraisals for his new company. I maintained the office in Farmingdale until about 2007 when I started to work from my office in St. James..

What is a list of reasons someone should appraise their home?

Estate: Where a value needs to be determined as of the date of death to settle the estate.

Estate Planning: Where a value needs to be determined prior to the date of death.

Challenging Tax Assessment: Establishing Fair Market Value as of the present date to possibly lower real estate taxes.

Listing Price: Picking the right listing price for the sale of your property.

Bankruptcy: In cases where the market value is needed.

Divorce: Establishing Fair Market Value in a divorce.

To determine Fair Market Value for short sales, asset division, auctions, creditor negotiations and partnership splits.

How are home appraisers paid? (e.g. standard/fixed fee, transportation costs, etc.)

There is no set fee. Appraisers are paid by negotiation between appraiser and client. After discussion, the appraiser determines the difficulty of the appraisal, how long it will take and from that how much he would charge.
